In padel, location is rarely about the cheapest square metre. It is about reaching the right players easily and repeatedly. A great site fills courts on a wet Tuesday night; a poor one sits half-empty even behind a brilliant brand.
We score every potential location across four dimensions long before price enters the conversation — because the rent you save on a bad site is dwarfed by the revenue you lose.
Demand before everything
Start with people, not property. Population density, income, age profile and existing sports participation within a 15–20 minute drive tell you whether real demand exists.
Online search trends for padel and the success of nearby gyms or racket clubs are useful proxies. If the underlying demand is not there, no amount of design or marketing will manufacture it.
Access and parking
Padel is a habit sport — committed players come two or three times a week. If arriving is friction, the habit never forms and the membership never renews.
Easy roads, public transport and generous parking matter more than a prestigious postcode. A slightly less glamorous site that is effortless to reach will out-earn a beautiful one that is a hassle to get to.
Visibility
A site passed by thousands of cars a day is free, permanent marketing. Where visibility is low, you must budget more for signage and digital acquisition from day one.
That ongoing acquisition cost is real and belongs in the financial model — a hidden site can still work, but only if the plan pays for the awareness the location does not provide.
Feasibility and rules
Zoning, noise limits, ceiling height for indoor courts and room to expand. The perfect commercial location is worthless if you cannot legally build padel on it.
